Home Ownership

Home Opportunities is founded on the principal that everyone deserves an equal opportunity to own a home. We recognize the importance of housing as a first step to financial strength, and we want to be there to help you achieve that. Our innovative model cuts both initial and monthly costs involved with becoming a homeowner and opening up the opportunity to more families and individuals. Our goal is to make home ownership possible to everyone.

We use a unique model to introduce the most affordable home ownership opportunities available on the market. The key elements to reducing our costs are; Simplified Marketing (no presentation centres & costly ads), Lower Development Costs (reasonably priced locations & simplified designs) and Reduced Condo Fees (eliminating expensive amenities & providing optional upgrades).

Individual Guidance

Purchasing your first home can be a daunting and complicated challenge, however it's our goal to make it a simple and exciting process. It all starts with a free information session to learn more about Home Opportunities. Moving forward,  you will be matched with an experienced agent that will be able to guide you through the whole process with Home Opportunities support along the way.

Home Opportunities offers an innovative down payment loan to help you qualify for a mortgage that eliminates mortgage insurance fees. Purchasers are required to come up with 5% of the downpayment and then they will be eligible for down payment loans up to 15%. This specialized loan allows purchasers to save thousands on the cost of a home. These loans are only required to be repaid when you rent or sell your unit - this means as long as you live in your unit the loan will not have to be repaid.

Founder & CEO

Mike Labbe

  • LinkedIn

Michel (Mike) Labbé, MSM,  is an Urban and Regional Planning Graduate from the University of Waterloo.  He has been involved in the production of affordable housing for 45 years.

Originally working on subsidized non-profit rental projects with Lantana Non-Profit for 13 years, then after a trip to South Africa and the disappearance of government grants in Canada in 1992, Mike founded Options for Homes to focus on ownership.  As President and CEO of Options For Homes, Mike was instrumental in developing a model that provided mixed income housing to thousands of households. Under Mike's leadership, Options for Homes became a leading organization in the social enterprise movement and provided homes to over 6,500 households across Canada. In 2015, Mike shifted his focus to Options International to implement the model globally - reaching over 22 countries.

Since 2017, when Mike founded Home Opportunities, he has dedicated his time to this new cost-effective home ownership model using his knowledge built over the years. This model further refines his work on affordable homeownership, serving households with incomes as low as $35,000 without the requirement of subsidies and grants.

Mike has been honoured for his work over the years as an Affordable Housing Champion by the City of Toronto in 2010, the Canadian Urban Institute Local Hero Award in 2008, and most notably, a recipient of a Meritorious Service Medal (MSM) from the Governor General of Canada in 2016.
